Property Manager

The Property Manager is accountable for day-to-day operations of their designated properties and overseeing/enhancing the value of their portfolio. Additionally, the Property Manager is responsible to provide management, direction and leadership to direct reports and ensure the property is maintained and operated in accordance with company objectives and regulatory requirements. You will report to the Assistant Property Managers, Superintendents, Porters and other personnel as designated by the COO and Regional Manager.

Responsibilities but not limited to:

  • Manage and oversee all operations including property maintenance, capital improvements, rent collections, lease administration, budgeting and marketing.
  • Prepare annual budgets and income projections in a timely and accurate manner.
  • Ensure that all rents and late fees/check charges are collected, posted and deposited. And ensure that A/P invoices are submitted to the corporate office for payment, handle petty cash and all funds.
  • Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance.
  • Confirm all leases and corresponding paperwork are completed and input to software system accurately and on a timely basis.
  • Develop and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.).
  • Consistently use successful techniques and company directives to screen, hire, orient and train new personnel.
  • Ensure that all personnel in all departments operate within OSHA standards and company safety policies at all times.
  • Comply with all industry Fair Housing rules.

Requirements:

  • Bachelor s degree preferred, with a minimum of 5 years property management or related experience.
  • Certified Property Manager (CPM), Certified Resident Manager (CRM), Certified Residential Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • May consider 3 years supervisory experience in a Customer Service-related business with appropriate certification(s) and requires a minimum of 2 years on-site as a Leasing Consultant and/or Assistant Property Manager.
  • Maintenance Technician (CRMT) or Certified Occupancy Manager (COM) preferred.
  • Must achieve Fair Housing certification prior to interaction with prospects or residents.
  • Participate in and sign a release form to participate in a drug and alcohol screening process and/or criminal background check.
  • Authorized to work in the United States.
